The value proposition

More ways to serve. More room to grow.

01

Dual income opportunities

Add mortgage origination to your real estate business, with the opportunity to earn real estate commissions and compensation for mortgage origination services you actually perform on eligible transactions.

02

More transaction visibility

Take a more direct role in financing conversations, document coordination, and next steps, helping you identify potential delays earlier and keep clients informed.

03

Deeper client relationships

Stay connected from home search and financing through closing and future homeownership decisions, with useful tools and permission-based follow-up.

04

A competitive edge

Differentiate your business with coordinated real estate and mortgage support, co-branded websites, listing resources, and a shared borrower and Realtor portal.

Active MLO licensing and approved sponsorship by Mortgage Lending Group LLC are required. Dual-role participation and compensation are subject to applicable law, required disclosures, brokerage and lender or loan-program rules, and the written agreement. Borrowers are free to choose another mortgage provider. No guaranteed income or closing timeline. Restrictions apply.

A clear path to getting started

Your Washington licensing roadmap.

Exploring a second license? Start here. Already licensed? We can review your current status and sponsorship needs before you enroll in additional courses.

  1. Step 1

    Start with your NMLS record

Create an individual NMLS account, or use your existing ID. Review Washington’s application checklist and discuss sponsorship fit with us.

  2. Step 2

    Choose approved pre-licensing education

The SAFE baseline is 20 hours: 3 federal law, 3 ethics, 2 nontraditional mortgage lending, and 12 electives. Washington requires 22 total hours, including 4 hours of Washington law. Have your NMLS-approved provider confirm a course package that satisfies both.

  3. Step 3

Complete the coursework and SAFE test

Finish the required lessons and course assessments, confirm your education is recorded in NMLS, and pass the required SAFE MLO test. Course completion alone does not authorize origination.

  4. Step 4

    Submit your license application

Apply through NMLS, complete the required background and credit authorizations, provide fingerprints and requested documents, and pay the applicable application and processing fees.

  5. Step 5

    Obtain approved company sponsorship

Grant Mortgage Lending Group LLC access to your NMLS record so we can request sponsorship if approved for our program. Wait for an active license and approved sponsorship before originating or receiving included partner services.

  6. Step 6

    Complete onboarding and stay current

Review the written compensation agreement, required disclosures, brokerage permissions, and lender or program restrictions. Maintain your license through required continuing education and renewals.

Education, testing, licensing, and renewal costs are separate from the included partner services. Confirm current requirements and course credit with DFI, NMLS, and your education provider. Licensing and sponsorship approval are not guaranteed.

Understand the boundaries

Two roles. Clear responsibilities.

The opportunity comes with real work, licensing, and disclosure obligations. Here are the distinctions to understand before participating.

RESPA Section 8 prohibits referral kickbacks and unearned settlement-service fees. Compensation for additional settlement services must reflect actual, necessary work distinct from your real estate services, with payment reasonably related to its value. An MLO license alone does not make a payment permissible.

Our program compensates actual mortgage origination services, not referrals. Included websites, videos, and portal services are for approved, actively licensed MLOs sponsored by Mortgage Lending Group LLC under the written participation agreement; they are not rewards for referring clients.

Read the CFPB’s RESPA rule

General program education, not legal advice or a determination that any particular transaction is permitted. Review your circumstances with company compliance and your brokerage. Requirements checked October 1, 2026. Restrictions apply.
