Cash-to-close planner
See what to bring to closing and what could remain in savings.
Use remaining closing charges; do not count fees already paid twice. Prepaids include items such as insurance and interest; escrow deposits fund future bills. Moving, repairs, inspections paid separately, reserves, and other settlement adjustments are not included. This is not a Loan Estimate; your lender must confirm credits and final funds needed.
Compare two loan offers

Your comparison at 5 years
| Measure | Offer A | Offer B |
|---|---|---|
| Monthly principal & interest | $3,160 | $3,079 |
| Initial payment including mortgage insurance* | $3,160 | $3,079 |
| Cash to close (entered, not recalculated) | $35,000 | $40,000 |
| Net upfront costs, excluding prepaids | $4,500 | $9,500 |
| Principal paid down | $31,945 | $33,314 |
| Remaining loan balance | $468,055 | $466,686 |
| Interest + net costs + mortgage insurance | $162,175 | $160,901 |
Offer B: $1,274 less in modeled financing costs over your selected period.
*Excludes property taxes, homeowners insurance, and HOA dues. Enter points separately from other costs to avoid double counting. Monthly mortgage insurance is held constant for the number of months you enter; confirm cancellation timing with your lender. Costs include interest, net upfront costs, and mortgage insurance—not principal, which builds equity. Payments stop at each loan’s term. No investment return on payment differences, tax effects, refinancing, prepayment penalties, or future rate changes are modeled. This is not APR or a recommendation. Compare offers issued at similar times with matching lock periods; use the official Loan Estimates for final review.
Your homebuying roadmap
A practical checklist, adjusted to your timing and income situation.
0 / 8 steps checked
Include housing, other debts, everyday spending, maintenance, and savings. Start with the payment you can sustain.
Check for errors before applying. Discuss planned new credit or large purchases with your loan officer.
Plan the down payment, closing costs, and emergency cushion. Ask how gifts or assistance must be documented.
Gather recent pay statements, W-2s, and bank statements. Your lender will confirm the required periods and any additional records.
Request a pre-approval review before making offers. A pre-approval is conditional and is not a final loan approval.
Compare condition, insurance, property taxes, HOA dues, and repairs. Work with your real estate agent on your offer and contingencies.
Use the same loan amount and compare rate locks, fees, mortgage insurance, and cash to close. Ask about any differences.
Review your Closing Disclosure and final walkthrough with your team. Verify wire instructions by calling a trusted, independently confirmed number. Confirm when possession begins.
A planning checklist, not an approval or a deadline guarantee. Your team will confirm program requirements and contract dates. Checkmarks are not saved after refresh.
Put your plan in perspective.
