Buying a condo in Seattle: what should you ask about financing and HOA costs?

A Seattle condo purchase requires a budget for your unit and a review of the condominium project. Ask about association dues, reserves, insurance and planned repairs early enough to investigate before important contract deadlines.

What does the AMP designation mean?
Accredited Mortgage Professional

AMP stands for Accredited Mortgage Professional. The Mortgage Bankers Association awards this designation to graduates of its three-course School of Mortgage Banking. It represents additional professional education in the mortgage business.

That education complements Enrique’s hands-on experience explaining costs, choices and the mortgage process. The designation is separate from a state license and does not guarantee approval or a particular rate.

Why is condo financing more than a borrower review?

The lender reviews your financial application and the property under the chosen program. For a condominium, project eligibility can be a separate issue. A borrower’s preapproval does not establish that every building will qualify. Give the loan officer the project name and address as soon as you have a serious candidate.

Which association records should you request?

Ask the association or seller how to obtain the budget, reserve information, insurance documents, meeting records and details of any special assessment or significant repair. Your agent and lender can help identify what their respective reviews require. Read the documents yourself and record the questions that remain unanswered. Requirements differ by program and review path; do not assume a single reserve percentage settles eligibility.

How do dues change the monthly comparison?

Use this illustrative household worksheet: $3,000 principal and interest, $600 taxes and unit insurance, and $550 dues total $4,150 a month before utilities and personal reserves. If dues increase by $100, the same household budget becomes $4,250. The example does not estimate Seattle prices, insurance or available rates.

What does a special assessment mean for my decision?

Ask for the written amount, payment schedule and purpose. Separate the cash needed at closing from any later installments. Then ask the lender whether the assessment, underlying repair or association finances affect the program. A seller offering to pay a charge may resolve a cash issue without resolving a project-review issue.

What should you ask about insurance?

Have an insurance professional explain the master policy and the coverage you would arrange for your unit. Request actual quotes. Review deductibles and responsibility for uncovered damage rather than assuming association dues insure everything you own. Send requested insurance documents through the lender’s secure process.

How do you keep the purchase timeline realistic?

Identify who orders the project documents, their expected delivery and the lender’s review requirements. Keep a short open-questions list with an owner and next step for each item. If information is delayed, discuss the implications with your agent before contractual deadlines. Avoid assuming another buyer’s loan approval applies to your file.

What is a useful next step?

Bring the listing, estimated dues and available association records. Enrique can help organize the financing questions; your real estate agent and appropriate professionals can guide contract, inspection and insurance decisions.

A few common questions

No. The property and project may need separate review under the selected loan program.

Compare what they cover, the association’s finances and your total budget. The amount alone does not establish value or financial condition.

A larger down payment does not replace understanding what you are buying. Ask the lender which project review applies.

No. Eligibility requires current documents and review for the actual transaction.
