Refinance rates in Washington

A purchase quote may not match a refinance quote. Tell your loan officer whether you want to change the rate or term, take cash out, or combine liens. Bring your current balance, remaining term, principal-and-interest payment and a realistic estimate of how long you will keep the loan.

What moves Seattle mortgage rates?

Mortgage pricing can change as market conditions and lender pricing change. Your actual offer also depends on the transaction: credit profile, equity, occupancy, property type, loan amount and product. The 2026 one-unit conforming limit in King and Snohomish counties is $1,063,750. Compare your proposed loan amount, not the purchase price, with that limit. How to request a useful written quote

Provide the purchase price or estimated value, loan amount, down payment or equity, occupancy, property type and target closing date. Ask what credit assumptions, term, points and lock period were used. A rate without those assumptions is difficult to compare. Do not send Social Security numbers or sensitive documents through an ordinary inquiry; your loan officer can direct you to the secure application process.

When you receive competing estimates, put the rate, APR, lender fees, credits, mortgage insurance and cash to close beside one another. Keep taxes and insurance assumptions consistent so a smaller estimate does not look like cheaper financing. Confirm whether the rate is floating or locked and what happens if closing is delayed.

What is the current mortgage rate in Seattle?
