Mortgage rates slip to their lowest level since September ahead of Friday's jobs report

· Enrique Pelayo Jr., NMLS #131435

Bonds kept improving after the midterms, and mortgage rates ended Wednesday at their lowest point since late September. Daily lender surveys show further small improvement Thursday, but Friday's jobs report is the next big test.

The post-election bond rally carried through Wednesday. Bonds started the day stronger, wobbled briefly when stocks surged in the morning, then finished near their best levels of the day. That was enough for many lenders to trim rates in the afternoon, pushing the daily average to its lowest point since late September.

Several forces are helping at once: investors returning to bonds now that election uncertainty has cleared, renewed trouble in parts of the tech sector, and another drop in fuel prices that eases inflation worries. Daily lender surveys published Thursday morning point to rates that are a bit lower again and clearly below last week's levels.

The risk is right around the corner. Friday's October jobs report could change the Fed's thinking on a December rate hike, which many investors still expect. Weak hiring would support lower rates, while a strong report could quickly reverse this week's gains.
