How long does mortgage preapproval take, and what can delay it?

Preapproval timing depends on the lender’s review and the information available. Ask for a turnaround estimate after the lender identifies the documents it needs; a letter is not a guaranteed loan offer.

What does the AMP designation mean?
Accredited Mortgage Professional

AMP stands for Accredited Mortgage Professional. The Mortgage Bankers Association awards this designation to graduates of its three-course School of Mortgage Banking. It represents additional professional education in the mortgage business.

That education complements Enrique’s hands-on experience explaining costs, choices and the mortgage process. The designation is separate from a state license and does not guarantee approval or a particular rate.

What has the lender actually checked?

The words prequalification and preapproval do not describe the same review at every lender. Ask whether the letter relies on information you supplied or documents the lender verified, whether an underwriter reviewed it, and which conditions remain. What paperwork can slow the review?

Outdated pay statements, missing account records and additional questions about income can create another round of requests. Self-employed, irregular or seasonal income may require more documentation. Does the three-business-day Loan Estimate rule promise preapproval?

No. For mortgages covered by the Loan Estimate requirements, that disclosure generally must be provided within three business days after application. It describes estimated terms and costs; receiving it does not mean your application is approved. It is not a three-day promise to issue a preapproval letter. Do I need every document before I can compare offers?

Supporting documents are not required just to receive a Loan Estimate. The application information includes your name, income, Social Security number, property address, estimated property value and desired loan amount. Verification for approval is a separate step. How should I plan before making a Seattle-area offer?

Give your loan officer your intended offer deadline and ask what can realistically be reviewed before then. Request a written list of outstanding conditions, who will obtain each item and when you will get an update. Keep the offer deadline and lender’s estimated completion date separate in your own plan. Discuss financing contingencies with your real estate agent; this article cannot determine which contract terms are appropriate.

What should I check on the letter itself?

Check its expiration date, assumptions and remaining conditions. A preapproval amount does not require you to spend that much or commit you to that lender. Keep your comfortable monthly payment and cash cushion in view while comparing financing. CFPB — Get a preapproval letter ↗

An example, not an offer

Hypothetical planning example: a Seattle buyer is considering a $650,000 home with $65,000 down, leaving a $585,000 starting loan before financed charges. On Monday the buyer sends records, but a requested account statement is missing. An offer is due Thursday. Those dates do not establish that the lender can finish by Thursday. The useful next step is to identify the missing item and ask whether the review can be completed in time. The $65,000 also excludes closing costs and any required reserves. This is an invented illustration, not a client transaction, approval or timing commitment.
