Is there one FHA debt-to-income limit for everyone?

No single FHA DTI percentage establishes approval for everyone; underwriting method, compensating factors, and lender requirements affect the review.

Identify the underwriting method

FHA policy distinguishes automated underwriting using the TOTAL Mortgage Scorecard from manual underwriting. Ask your loan officer which method applies before treating a quoted maximum as relevant to your loan. HUD — FHA Single Family Housing Policy Handbook ↗

Review the calculation with the lender

Ask which income and debts were included and whether the housing payment includes all required components. A number on a worksheet is useful only if the inputs match the program’s rules and your documentation.

Keep a separate affordability check

A lender’s permitted ratio may not be a comfortable household budget. Leave room for expenses such as childcare, repairs, and savings. Your personal spending plan can be more conservative than a lending limit.

PUT IT INTO PERSPECTIVE

An example, not an offer

Illustration only: $3,200 in qualifying monthly obligations divided by $8,000 in qualifying gross income equals 40%. That arithmetic says nothing by itself about an FHA approval or maximum ratio.
