Mortgage pre-approval document checklist
Start with a conversation about your purchase plans, budget and income sources. Your loan officer can then tell you which documents apply. A checklist helps you prepare; it is not an approval or a requirement to upload sensitive records into a general inquiry form.
Information to have ready
- Identification and contact information requested by your loan officer.
- Employment and income details, plus recent pay statements and tax forms if requested.
- Account statements for funds you plan to use, with an explanation of gifts or transfers when needed.
- Existing mortgage, rent, debt and property information relevant to your application.
- Your expected down payment, comfortable total housing payment and savings you want to retain.
If you are self-employed
Ask which business and personal records apply before sending a large document package. Separate revenue from the income a lender can use. The self-employed buyer preparation worksheet helps organize that discussion.
Shop the financing as well as the home
Compare the same purchase scenario across lenders. A pre-approval amount is not your personal spending target. Review fees, insurance, taxes and cash remaining after closing alongside the quoted payment.
A lender cannot make supporting documents a condition of issuing a Loan Estimate once the required application information has been provided. Underwriting and approval still require verification. Read the CFPB explanation (checked September 24, 2026).
