What documents should I gather for pre-approval?

Start with this list, then confirm the documents and time periods required for your loan. A checklist is preparation, not an approval. Source checked September 20, 2026.

  • Recent pay stubs and W-2s, or records supporting the income you plan to use.
  • Tax returns when requested; self-employed borrowers may need business records too.
  • Recent bank and investment statements showing funds for your down payment and closing.
  • Records explaining gift funds and their source, when applicable.
  • Information about existing debts and any recent name change.

Use the lender’s verified secure upload channel. Do not email Social Security numbers or bank statements to an unverified address.
