Ask for the same purchase assumptions
Request FHA and conventional estimates using the same price, down payment, and timing where each scenario is eligible. Identify which charges are paid at closing and which increase the financed balance. A headline interest rate does not capture those differences.
Choose around your situation
Ask why a program fits your credit, available funds, and expected time in the home. Have the lender explain any conditions before you rely on the comparison. General FHA education is not a determination that a specific borrower or property qualifies.

An example, not an offer
Illustration only: if one option requires $5,000 more at closing but reduces monthly costs by $100, a simple cash-flow comparison reaches $5,000 after 50 months. It still omits balance changes and other program differences.
