Two reviews serve different purposes
HUD’s handbook addresses FHA appraisal and property requirements. Discuss the appraisal with your lender and an independent inspection with your real estate professional so you understand the purpose and limits of each. HUD — FHA Single Family Housing Policy Handbook ↗
Plan for property questions early
Share known condition issues before assuming a home fits a particular loan. Ask who will communicate repair requirements, what documentation is needed, and whether the closing timetable leaves room for follow-up. An appraisal is not a warranty against future repair costs.
Protect your household budget
Set aside room for maintenance even when the transaction proceeds. Ask questions about condition and value separately; a property can raise concerns in either area. Your contract and inspection decisions deserve individual guidance from the professionals involved.
PUT IT INTO PERSPECTIVE
An example, not an offer
Illustration only: if a household budgets $2,000 for moving and later faces a $4,000 repair, it needs a total $6,000 cash buffer for those two items. Loan approval does not provide that reserve.
