Start with the right program authority
VA explains service-related eligibility and the Certificate of Eligibility. A COE is part of the process, not a lender’s final loan approval. VA — Home loan eligibility ↗
Check USDA location and household eligibility
USDA’s Guaranteed Loan Program has program-specific property and income requirements. Use its official resources and a participating lender to review the actual address and household rather than assuming every Washington property qualifies. USDA — Single Family Housing Guaranteed Loan Program ↗
Ask for written jumbo or DSCR terms
There is no single lender rulebook for every jumbo or DSCR loan. Ask about occupancy, cash required, reserves, the income calculation, fees, and any prepayment terms. A general educational guide cannot establish a particular lender’s current product availability.
PUT IT INTO PERSPECTIVE
An example, not an offer
Illustration only: $3,000 of monthly rent divided by $2,500 in assumed qualifying property costs equals 1.20. A DSCR lender may use different inputs and minimums; this sample ratio does not establish eligibility.
