PROPERTY-FIRST THINKING / INVESTOR-FOCUSED CAPITAL
01 / THE APPROACHProperty focused

Evaluate the asset, improvement plan and repayment strategy.

02 / REHAB POTENTIALUp to 3×

Eastside advertises rehab funding up to three times the purchase down payment, subject to approval.

03 / YOUR SCENARIOBuilt around the deal

Request a structure that fits the property, available cash and timeline.

WHERE IT CAN FIT

Good opportunities don’t
all look the same.

Bring the whole picture. We’ll help you organize the questions that matter before you commit.

Buy. Renovate. Resell.

Fix-and-flip projects with a defined scope, a realistic resale plan and room in the budget for surprises.

Acquire the next rental.

Purchase and improve an investment property, then evaluate a separate long-term refinance when it is ready.

Bridge a timing gap.

Explore short-term capital before a sale or refinance. Bring the payoff, deadline and a practical backup exit.

Tackle a complex deal.

Off-market purchases, auction opportunities and investment-loan workouts deserve a property-specific review.

A CLEARER WAY TO TALK TERMS

The project leads.
The details still matter.

Eastside Funding is the proposed lender. Mortgage Lending Group LLC helps you explore the financing; The Broker Team provides separate real estate services when requested.

Let’s review your scenario

Credit & income questions

Eastside’s on-market program advertises no credit checks. Ask which program applies and whether personal income documentation is required for your transaction. Asset-based financing still requires lender review.

Down payment & repair funding

Want to explore 10–20% down? Include that target in your inquiry. Required cash depends on the deal; closing costs, reserves and repair timing are separate considerations.

6, 12 or 24 months?

Select your preferred timeline below. These are requested terms to review, not a published commitment of availability. Compare the maturity date, extension terms and exit plan.

Value after the work is done

Provide your estimated future market value or after-repair value (ARV), along with comparable sales and a repair scope. The lender determines the value it accepts and the amount it will finance.

A QUICK STARTING POINT

What could your
rehab plan look like?

Explore the arithmetic behind Eastside’s advertised “up to 3×” rehab structure. Your project’s value, approved scope, draw rules and loan limits determine actual availability.

Illustration only. This does not calculate loan approval, total cash to close, interest or fees.

$50,000
3× down-payment illustration$150,000

Your entered repair budget is within this arithmetic ceiling. Actual funding may be lower.

Confirm whether draws reimburse completed work and how much cash you must advance before reimbursement.

FROM IDEA TO A WRITTEN PLAN

Make the next step a clear one.

01

Share the property.

Tell Enrique where it is, what you plan to do and when you need financing.

02

Review the structure.

Compare available cash, project budget, valuation assumptions, lender fees and the full payoff plan.

03

Confirm in writing.

The lender reviews the file and sets final conditions. Proceed only after you understand the written terms.

A savvy investor asks:

What are my points and closing costs? When can I draw repair funds? What happens if the project takes longer? What will I owe at maturity? Can my sale or refinance realistically repay it?

BEFORE YOU BORROW

Straight answers.

Is this for a home I plan to live in?

No. Eastside identifies its lending as exclusively for investors and non-owner-occupied investment properties. Tell Enrique if you intend to occupy the property so he can discuss a different financing path.

Can you help with a bailout or a maturing investment loan?

We can review the scenario, existing liens, deadline and proposed exit. A workout or bailout is not automatically eligible, and submitting an inquiry does not stop a foreclosure or extend a maturity date.

Is future market value guaranteed?

No. The value after improvements is an estimate. Financing depends on the lender’s accepted value and other terms. Stress-test a lower sale price, slower resale and higher project costs before borrowing.

Who is my contact, and who funds the loan?

Enrique is your contact through Mortgage Lending Group LLC. Eastside Funding is the proposed private lender and determines final approval, pricing and conditions. The Broker Team’s real estate services are separate; using them is not required to inquire about financing.
