Build a separate payment estimate for each property. Add its actual HOA dues, insurance estimate, and taxes before comparing prices. Ask whether the property is legally a condominium: its ownership structure and project review can matter even when it looks like a townhome.

Check the loan amount before choosing a loan category

When comparing down-payment options, subtract each proposed down payment from the purchase price. Use that loan amount—not the asking price—to check the current county conforming limit. Ask for a comparison of eligible conforming, high-balance, and jumbo options, including reserves and closing costs.

Use King County Parcel Viewer to locate the address or parcel and open the linked property report. Confirm the parcel’s county and property details, then get current tax and insurance figures for your payment estimate. Auburn spans King and Pierce counties, and Bothell spans King and Snohomish: a mailing-city name alone does not identify the county.

Refinance and home equity planning in King County

For a Seattle or Eastside refinance, compare the existing loan’s remaining term with the proposed new term. For a move within King County, estimate sale proceeds and purchase cash separately before deciding whether to refinance first. A smaller monthly payment alone does not show whether the new loan costs less over your expected time in the home.
