Mortgage applications rise for the first time in two months as rates ease

· Enrique Pelayo Jr., NMLS #131435

Mortgage applications rose last week for the first time since August, after rates eased for a second straight week. Treasury yields ticked higher Wednesday morning ahead of this afternoon's Fed decision.

The Mortgage Bankers Association's weekly survey showed applications rising in the week ending October 23, snapping a seven-week losing streak. Both home purchase and refinance applications picked up, and the average rate in the survey fell for a second week in a row. More borrowers also leaned toward adjustable-rate loans to lower their starting payment.

Day-to-day pricing has been calm. Lenders held rates roughly unchanged on Monday and Tuesday, near the best levels in about a month, as the bond market barely moved. Treasury yields edged up early Wednesday as investors waited on the Fed.

The Fed announces its decision at 2pm Eastern today, followed by Chair Kevin Warsh's press conference. Markets widely expect a hold, but futures still lean toward a hike in December, so the tone of the statement matters most. September PCE inflation and third-quarter growth follow on Thursday.
