This option combines an FHA purchase mortgage with a separate assistance loan. Assistance can be up to 5% of the lower of the sale price or appraised value, for down payment and/or closing costs. The program lists no maximum income cap; income and credit qualification still apply.

This is a loan, not a grant. The assistance is repaid monthly over 10 years, with an interest rate two percentage points above the first mortgage. Both payments count toward qualification.

Before you rely on it: ask Enrique to confirm current Washington availability and the eligible loan amount. High-balance loans are excluded in Washington. The assistance discussed here is repayable, not forgivable. Eligibility and current availability must be confirmed for your purchase.

Good questions before you begin.

Is down-payment assistance free money?

Not necessarily. The assistance option discussed here is a separate, repayable loan with a monthly payment. Compare the first mortgage and assistance loan together before deciding. Other programs have different terms.

Does assistance cover every upfront cost?

Not automatically. Ask for a written cash-to-close estimate that includes the down payment, closing costs, prepaid expenses and any credits. Also plan for inspections, moving and a cushion after closing.

Do I have to be a first-time buyer?

The assistance option discussed here does not require you to be a first-time buyer. Other programs may use a different definition or require first-time buyer status. Tell Enrique whether you own or have previously owned a home.

What if this option is not right for me?

We can discuss other purchase financing and help you understand the tradeoffs. Our assistance guide also explains options outside MLG’s services; those require an eligible participating lender. We will tell you which services we can provide before you apply.

Will this request pull my credit?

No. This form requests a conversation, not a credit report or a loan application. If you decide to apply, Enrique will explain the next steps and any credit authorization needed.
