What does the AMP designation mean?
Accredited Mortgage Professional

AMP stands for Accredited Mortgage Professional. The Mortgage Bankers Association awards this designation to graduates of its three-course School of Mortgage Banking. It represents additional professional education in the mortgage business.

That education complements Enrique’s hands-on experience explaining costs, choices and the mortgage process. The designation is separate from a state license and does not guarantee approval or a particular rate.

BEFORE YOU CHOOSE A LOAN

Plan around income you can sustain

For an Everett home purchase, separate dependable household income from overtime or bonuses when setting your own comfort limit. The lender’s qualifying-income calculation may differ from your budget. Keep transportation, childcare and home maintenance visible so an approval amount does not become an automatic spending target.

Should I buy up to my preapproval amount?

A preapproval reflects lending criteria, not every expense or priority in your life. Choose a comfortable payment first and ask how it translates into a purchase range.

An Everett pre-approved ADU plan still needs a property review

Everett’s Residential Basics program offers certified designs, including accessory dwelling units. The city explains that a certified design still needs site-specific permitting. Its process includes foundation and site work, access, utilities and stormwater requirements, followed by construction inspections. Changing the certified design can require redesign and a standard building review.

Before you commit: Before borrowing against your home, ask the designer and Everett Permit Services to review the parcel and itemize plan licensing, site work, permit and construction costs. Compare financing separately from the city’s design approval. Do not count future rent or added value as certain, or assume a pre-approved design guarantees a construction loan.

An Everett purchase budget that can survive a repair

Build an Everett purchase plan around dependable income and the home as it stands today. Overtime, bonuses or projected rent may not receive the treatment you expect in underwriting. Give your loan officer the documentation early, and keep your own monthly comfort limit separate from the maximum loan amount you may qualify for.

For an illustrative $550,000 home with 5% down, the down payment is $27,500 and the starting mortgage is $522,500 before financed charges. Neither figure includes closing costs, prepaid taxes or insurance. Add any mortgage insurance, HOA dues and a repair allowance to the payment comparison; this example is not a market price estimate or offered loan.

Everett is in Snohomish County, where the 2026 one-unit conforming limit is $1,063,750. The limit applies to the loan, not the price. If you explore Home Advantage, compare the assistance loan’s repayment obligations with a purchase without assistance. A smaller upfront contribution can preserve savings, but it does not erase the second obligation.

If an ADU is part of the plan, first compare the existing home’s costs without future rent. Then add a separate project budget for design, site work, permits, utilities and construction contingency. Everett’s certified design process still requires site review. Ask how the lender treats future construction and rent rather than assuming a pre-approved design settles the financing.

Compare mortgage rates and assistance in Everett

Use the same property details, down payment and lock period when comparing Seattle and Washington mortgage rates. Include taxes, insurance, mortgage insurance and any association dues in your budget.

Considering help with closing cash? Read the WSHFC Home Advantage guide and ask a Commission-trained lender to confirm eligibility and participation. Assistance is a separate obligation; compare the repayment terms alongside the first mortgage.

Which loan limit applies to this property?

For 2026, the one-unit conforming limit in King and Snohomish counties is $1,063,750. The limit applies to the loan amount, not the purchase price. Auburn properties in Pierce County have the same 2026 one-unit limit. Verify the parcel’s county and number of units before choosing a program.

For example, a $1,100,000 purchase with 10% down produces a $990,000 base loan. That is below the county limit, but it does not establish eligibility or make a conforming loan cheaper than every jumbo alternative. Compare actual written offers and the cash left after closing.

MAKE IT YOURS

Does the monthly cost fit your life?

Put an actual Everett property alongside your comfort limit. Use a lender estimate for principal, interest and mortgage insurance; add the costs it may leave out.

Fill in all six amounts to see the comparison. Enter 0 only for costs that do not apply.

Planning only. This does not calculate a mortgage payment or determine approval. Estimates can change. These inputs stay in this page and are not submitted or saved.

ALREADY OWN IN EVERETT?

Your next move might be staying put.

Compare a refinance using your expected time in the home, the fees and the remaining repayment period; a lower payment can extend the debt.

The sample uses fictional numbers. A home-value estimate is not an appraisal, and equity is not automatically available to borrow.
