BEFORE YOU CHOOSE A LOAN
Verify a property's potential before paying for it
For a Shoreline home marketed with development or accessory-unit potential, confirm the zoning, permit process and site constraints with the city. Ask how the existing property qualifies for financing today. Potential rental income or future construction should not be treated as certain cash flow in your purchase budget.
Can I qualify using income from a unit I plan to build?
Do not assume future income can be used. Ask the lender about the actual program and documentation before building it into your plan.
MAKE IT YOURS
Does the monthly cost fit your life?
Put an actual Shoreline property alongside your comfort limit. Use a lender estimate for principal, interest and mortgage insurance; add the costs it may leave out.
Fill in all six amounts to see the comparison. Enter 0 only for costs that do not apply.
Planning only. This does not calculate a mortgage payment or determine approval. Estimates can change. These inputs stay in this page and are not submitted or saved.
ALREADY OWN IN SHORELINE?
Your next move might be staying put.
Separate a feasibility study from a financing application when considering new units; both are needed before a reliable project budget exists.
The sample uses fictional numbers. A home-value estimate is not an appraisal, and equity is not automatically available to borrow.
DATED. SOURCED. RELEVANT.
